(c) Denzel has an agreement to rent Simba’s bungalow for one year. The agreement was drafted in writing. After three months, Denzel decided to quit his university degree and travel. He found Lisa who agreed to rent the bungalow instead. Unfortunately, Lisa has not paid the rent. Advise Simba.

2) Rita and Ron have been in a cohabiting relationship for 20 years in a residential freehold property registered in Rita’s sole name. Ron has been the primary carer for their three children while Rita worked full-time. Ron paid the utility bills and the weekly shopping from his savings and a part-time job. The relationship has broken down and Rita has asked Ron to move out. Rita has told Ron that she knows about the case of Burns v Burns [1984] 1 All ER 244 and has stated that he has no rights. Consider a) the accuracy of this statement in light of decided cases and b) whether there are any persuasive arguments under the case of Stack v Dowden [2007] UKHL 17 and Law Commission papers which could be presented to the court.
